Market risk

A general downturn in the real estate market may affect the value of the project portfolio. Economic instability, exchange rates, and inflation can impact revenues, costs, and dividend amounts.

Liquidity risk

Exiting your investment quickly — by selling your share — depends on market conditions and the availability of buyers. Unlike money in a bank account, it cannot be withdrawn instantly: finding a buyer and completing the transaction takes time.

Legal and tax changes

Changes in Uzbekistan’s Tax Code, real estate legislation, or investment regulations may affect the project’s profitability and investor dividends. These factors are beyond Envast’s control.

Force majeure (extraordinary circumstances)

Natural disasters (earthquakes, flooding), pandemics, military actions, or sudden regulatory changes adopted by the government may affect the overall status of the project. In such cases, the deadlines for fulfilling contractual obligations are extended.
