Investing in real estate

Real estate has been one of the most reliable forms of investment for centuries. This type of investment preserves its value over time and serves as a strong hedge against inflation.

Why real estate?

1. A real, tangible asset
Unlike stocks or cryptocurrencies, real estate is a physical asset — a building, land, or apartment. You can see it, touch it, and verify its existence.

2. Long-term value growth
Land and property prices tend to increase over the long term. In Tashkent, real estate prices have increased approximately 4–5 times over the past 10 years.

3. Dual income potential

  • Rental income — steady monthly cash flow
  • Capital appreciation — profit upon sale due to price growth

4. Inflation protection
Real estate prices typically grow in line with inflation (or faster), helping preserve the real value of your money.

What makes it difficult for individual investors?

For many investors, investing in real estate independently can be difficult or even inaccessible:

  • High initial capital requirement — buildings or land plots often cost millions of dollars
  • Complex legal procedures — documentation, registration, and tax-related processes
  • Management responsibilities — finding tenants, maintenance, and administrative tasks
  • Lack of diversification — all capital becomes “locked” into a single asset

  • In the Envast model, each investor owns a share — enabling participation in large real estate projects with even small amounts of capital.

How the Envast model works

Envast solves these challenges through a structured investment process:

Step 1: Project formation

The Envast team selects a promising real estate project. A limited partnership is established, and together with a partner company, investors are brought into the project.

Step 2: Capital formation

Each investor contributes an amount of their choice (e.g., from 50 million to 500 million UZS). The total collected amount forms the company’s charter capital.

Step 3: Asset acquisition

The raised capital is converted into a tangible asset — a building, apartment, or land plot. At this stage, the asset legally belongs to you proportionally to your share.

Step 4: Asset operation

  • Sale model: the property is sold, and the price difference becomes profit
  • Rental model: monthly rental income is generated

Step 5: Profit distribution

Profits are distributed periodically (monthly or several times a year) according to each investor’s share. You can view your dividends directly in your mobile application.
